About Netsheetly
Netsheetly is a small piece of software that does one sum. You give it a sale price, the fee an agent has quoted and the other costs of a sale, and it returns the total cost of selling and the money the seller is left with. The free worksheet does the arithmetic in your browser. The paid plan keeps each completed sheet against the seller it was prepared for, puts your agency's name on it and lets you send it.
Why this site exists
This site exists because the biggest number in a house sale is worked out on the back of an envelope. The fee is a percentage of a price nobody has agreed yet, VAT is a fifth of it, and the answer the seller actually cares about is what is left afterwards. That sum deserves a sheet that shows its working, on both sides of the table.
Who it is for
Small UK estate agencies and self employed agents who quote a fee at valuation and want to hand the seller a net figure they can check
Not landlords, buyers, conveyancers, or anyone selling outside the United Kingdom
What it does not do
- No ranking or league table of estate agencies, and no directory of them. We compare fee models, not firms.
- No legal advice, no valuation of anyone's house, and no mortgage, survey or tax figures. Those are other people's quotes and they go in as numbers you have already been given.
