This is the sheet an agency works at a valuation, with the arithmetic left showing. Put in the sale price and the fee you have been quoted, in whichever form it was quoted, then the conveyancing, certificate and removal figures you already have. It returns the fee, the VAT on it, the total cost of selling, that total as a percentage of the price, and the money that reaches the seller once the mortgage is redeemed. Change every figure: the defaults are a worked example, not your sale.

My agent quoted a percentage. Does that include VAT?

Ask them, because quotes come both ways. If the quote already includes VAT, set the VAT field to 0. If it does not, leave it at the standard rate of 20 percent. Getting this wrong changes the largest line on the sheet by a fifth.

How do I compare a fixed fee against a commission?

Run the sheet twice at the same sale price, once with the commission in the rate field and once with the fixed fee in the fixed field. Then run both again at a higher and a lower price. Where the two answers cross is the price above which the fixed fee is cheaper.

Why is the mortgage subtracted after the costs?

Because redeeming a loan is not a cost of selling, it is your own borrowing being repaid out of the proceeds. Keeping it on its own line lets the sheet show both what the sale cost and what it leaves.
